SELLING OPTIONS

Option 1 - "As Is"

Sell "As Is" with the potential to develop in future (subject to planning permission)

This is the fastest option. If your site is suitable and you really need the money fast, then this is the best option for you BUT, we only recommend this option if you are in a hurry because you will not achieve the highest price this way

Option 2 - "Subject to Planning"

Sell "Subject to Planning Permission" with the potential to develop in future

Option 2 takes longer than Option 1 but it improves your potential return significantly and costs you nothing up front. If your site is suitable and you are not in a rush, then this could be a good option for you. The buyer will pay for Planning Permission but you must agree to give them sufficient time. Once they have it, they will be able to Complete the Purchase quickly

Option 3 - "With Planning"

Sell "With Planning Permission" which you pay for in advance

Option 3 takes the same time as Option 2 but offers an improved return, as the value of your site will be higher with Planning Permission. With this option you must pay the Planning Permission costs up-front. We will only list your site for sale after you have Planning Permission. If your site is suitable, you are not in a rush and you don't mind paying the planning costs, then this is a great option for you. Once planning is approved and listed with us, a buyer will be able to Complete the Purchase quickly

Option 4 - "With Planning" and no Up-Front Costs

Sell "With Planning Permission" and we pay for Planning Permission

Option 4 takes the same time as Options 2 and 3. It offers an improved potential for return over Option 2, but you DON'T have to pay ANY Planning Permission costs up-front. We will pay for the Planning Permission costs and in return you agree to give us a small fixed percentage of your uplift in property value in addition to our planning costs but only when the sale is completed. We will only list your site for sale after you have Planning Permission. If your site is suitable, you are not in a rush but you can't afford paying the planning costs up front, then this is a great option for you. Once listed with us, a buyer will be able to Complete the Purchase quickly

Option 5 - "Option 2, 3 or 4 with Share of Profits"

Agree a contract to jointly develop the site with any of Options 2, 3 or 4

This option takes significantly longer but it maximises the potential for higher return for any of the Options 2, 3 or 4. If your site is suitable and you have somewhere else to live, then this is a great investment option for you. Once Planning Permission is achieved in whichever context (2, 3 or 4), the Buyer/Developer will fully redevelop the site in partnership with you. On completion and sale, first YOU will recoup the original site value and the the DEVELOPER will recoup all planning and construction costs, then YOU BOTH will share all remaining profits
